  • How to I apply?

    Applications may be submitted online or in person at our office. All applications require a non-refundable application fee which covers the price to run the background and credit check.


    Application fees are as follows:

    • $30 for online applications
    • $25 for in-office applications

    For in-office applications, the fee must be paid in cash or money order only. Credit and debit cards are not accepted for in-office applications.

  • What are your income requirements?

    Your total monthly household income must be at least 2.5x-3x the monthly rent depending on the property. These requirements are set by each individual owner.

  • What is required to move in?

    Describe the item or answer the question so that site visitors who are interested get more information. You can emphasize this text with bullets, italics or bold, and add links.
  • Do you require renters insurance?

    Yes. Renters insurance is required prior to move-in.


    Tenants are strongly encouraged to renew their policy annually, as outlined in the lease agreement.


    Distinctive Rental Properties is not responsible for loss, theft, or damage to tenant belongings.

  • Do you allow pets?

    Pet policies vary depending on the specific property and property owner. Please inquire about the property you are interested in for specific pet policies.


    We do not allow dog breeds commonly classified as “vicious breeds,” including but not limited to:

    • Pit Bulls
    • Rottweilers
    • Dobermans
    • German Shepherds
    • Huskies
    • Malamutes
    • Mastiffs
    • Chow Chows
    • Presa Canarios

    Mixed breeds may be approved on a case-by-case basis, and applicants must provide a photo of the dog.

  • Is there a pet deposit or pet rent?

    All properties require a $200 pet deposit per pet. This deposit may be refundable if the property is returned in good condition at move-out.


    Some properties may also require monthly pet rent ranging from $25–$30 per pet. Please inquire about specific properties for details.

  • Do you accept applicants with prior evictions?

    Applicants with prior evictions are reviewed on a case-by-case basis. In many cases, applicants may be considered if the eviction balance has been paid in full.

  • Do you accept applicants with unpaid judgments?

    No. Applicants cannot have any unpaid judgments, unpaid utility bills, or repossessed vehicles.
